Interest rate discount of 0.5% p.a.

What can I use to insure my mortgage?

  • You can insure your mortgage with the financed property or other residential property located in the Slovak Republic.

 

What type of interest rate should you choose?

  • Fixed interest rate – you choose the length of the fixed period from 1 to 10 years, during which the interest rate and payment remain unchanged regardless of the current economic situation.

 

How will I draw down my mortgage?

  • According to your needs, no later than 24 months from the signing of the loan agreement, or up to 36 months, in the case of purchasing real estate from a development project.

 

How will I repay my mortgage?

  • You can repay your mortgage over a period of up to 30 years.
  • During the drawdown period, you only pay interest on the amount drawn, and once the mortgage has been drawn down in full, you begin to make regular annuity payments.

The stated interest rates in % per annum (p.a.) take into account a discount of 0.20% p.a. for insurance of the ability to repay the loan and a discount of 0.20% p.a. for activity on the account from which the loan is repaid (activity on the account means the monthly transfer of an amount in the amount of at least 1.5 times the annuity payment in favor of this account and the monthly realization of at least 3 payments with the card issued for this account).

The total amount of the loan is EUR 60,000, with a repayment period of 30 years and a 3-years fixed rate of 3.59 % p. a. The monthly instalment amounts to EUR 272,45 the number of monthly instalments is 361, of which the first instalment is only an interest payment of up to EUR 17,94 the annual percentage rate of charge is 4,27 % and it entails an EUR 0 monthly fee for providing the loan, the monthly fee EUR 14,98 for the insurance of the ability to pay the loan; the fee for registration of the pledge over the property with the land register is EUR 100, real estate appraisal fee EUR 250, real estate insurance fee EUR 100 annually throughout the maturity of the loan. The total amount you have to pay is EUR 110 738,53. The loan is secured by a family house. The monthly fee for maintaining an START account is EUR 0.

  • The applicant is under 36 years of age at the time of submitting the loan application.
    • In the case of two applicants who are spouses/registered partners, it is sufficient for one of them to meet the age requirement.
  • The loan amount exceeds 80% and at the same time is up to 90% of the value of the mortgaged property.
